Earthing and Lightning Protection: What Every Property Owner Should Know

Earthing is invisible when it works, which is exactly why it gets overlooked until equipment starts failing.

Earthing protects people first, equipment second

A correctly earthed system gives fault current a safe path to ground instead of through a person who touches a faulty appliance or exposed conductive part. This is the primary reason earthing is a safety requirement, not an optional upgrade, on any property.

Poor earthing shows up as equipment damage, not obvious faults

Recurring, unexplained damage to electronics or appliances, especially after storms, is a common symptom of inadequate earthing or missing surge protection, not always a sign of a bad appliance. This is easy to misdiagnose without testing the earthing system itself.

Lightning protection is a separate system, not a byproduct of earthing

A building's earthing system and a dedicated lightning protection system (air terminals, down conductors, and a proper strike-current path to ground) work together but aren't the same thing. Exposed or elevated structures, or buildings with a history of storm-related damage, need the dedicated system specifically assessed, not assumed to be covered by standard earthing.

Testing is what turns "installed" into "working"

An earth electrode that was correctly installed years ago can still fail an earth loop impedance test today, soil conditions and connections change over time. Periodic testing, not a one-time installation, is what confirms the system still does its job.
